A mid-level RICS survey for everyday homes

The Level 2 Home Survey — previously known as the RICS HomeBuyer Report — is the right choice for conventional, modern properties in reasonable condition.

Your RICS or RPSA regulated surveyor inspects all the major elements of the property and grades each one using a simple traffic-light system: 1 for no repair needed, 2 for defects that need attention but aren't serious or urgent, and 3 for defects that are serious or need repairing, replacing or investigating urgently. It's a non-intrusive inspection — we don't lift floorboards, open up walls or move heavy furniture — so you get a fair, balanced picture without disruption to the property.

What's the difference between a Level 2 and a Level 3?

A Level 2 is a non-intrusive, mid-level survey that grades each element with traffic-light ratings — ideal for modern homes in good condition. A Level 3 Building Survey goes much deeper, explaining the cause of every defect and how to put it right. It's the right choice for older, larger, listed or altered properties.

Does a Level 2 include a valuation?

The standard Level 2 is a condition survey, not a valuation. If you need a market value or a reinstatement figure for insurance, we can add this on — just mention it when you request your quote.

How long does a Level 2 survey take?

The inspection itself usually takes a couple of hours on site, and we return your full written report within 3–4 working days of the visit.

Is a Level 2 survey intrusive?

No. A Level 2 is a visual, non-intrusive inspection. We don't lift fixed floor coverings, open up walls or test the services. If we spot something that needs a closer look, we'll flag it and recommend the right next step.
