The Level 3 Building Survey — sometimes called a full structural survey — is the deepest inspection we offer.
Where a Level 2 gives you traffic-light ratings, a Level 3 goes much further: a thorough examination of the construction and condition of the property, defect by defect. For each issue we found, we explain not just what it is, but what's likely causing it, what could happen if it's left, and what's involved in putting it right. It's the survey to choose when a home is older, larger or out of the ordinary — and when you want to understand exactly what you're taking on before you commit.

A Level 3 is more thorough than a Level 2 but is still primarily a visual survey — it does not normally involve opening up the structure unless separately agreed.

Choose a Level 3 when the property is older (typically pre-1930), larger, listed, of non-standard construction, heavily altered, or visibly in poor condition — or when you plan to renovate or extend. For modern homes in good order, a Level 2 is usually enough.
A Level 3 sets out outline repair priorities so you can see what's urgent and what can wait. It isn't a costed schedule of works, but it gives you a clear basis for getting builders' quotes and for renegotiating the price if needed. We can also arrange budget cost estimates on request.
A Level 3 is more thorough than a Level 2 but is still mainly a visual inspection. We examine roof voids, cellars and sub-floors where safely accessible. We don't normally open up the structure or lift fixed coverings unless that's separately agreed in advance.
